Pedestrians on the newly redone bit of Somerset in Chinatown between Booth and Preston are in for a real treat. The sidewalk is paved in blocky precast concrete squares with a textured surface finish. For some time, walkers may have noticed some squares marked out like this: These red dots marked where a few blocks were to be removed and replaced by a same size granite square inscribed with a shallow bas relief of a stylized Asian zodiac animal. Chinatown Art Installation

The City sets aside a certain small percentage of its major capital projects budget (such as road reconstruction) for art installations. West Siders know the ones: Preston Street granite postcards from the piazzas, West Wellie’s marble veggies, the red chairs in the Glebe. The just-getting-completed reconstruction of Somerset between the OTrain tracks and Booth had a very small art budget. One that had to cope with three distinct areas: Chinatown, the bit of Little Italy around Preston, and the OTrain viaduct-bridge. Cut and paste on our streets

Living near a major road reconstruction project is always educational. Sometimes comical, sometimes depressing. Like most other amateur superintendents, the constant digging, filling, and redigging the same spots breeds a certain cynicism: “They must’ve left someone down there yesterday.” In the first picture below, the new pavement on Somerset at Preston has been cut by the traffic department to install a traffic loop. Every neighborhood has one. A few have several. The rare really lucky neighborhood may have many. I’m talking about guerilla gardeners. People who go out and plant — usually with their own plants — bare spots in the City. It’s a tough love situation, since in many cases the plants won’t be getting ongoing care or watering, there being a general shortage of taps on city boulevards. Putting the pieces back together in the right order

Sometimes streetscaping projects by the City use lots of bricks or other paving blocks to enhance the sidewalk experience. Other times they use good ole’ concrete. I have mixed feelings about both. The biggest advantage of concrete is that it begs to be trowelled off level. No matter how crude the installation, or unskilled or careless the crew, the finished walk is usually usable. In other words, it’s a forgiving substance. Pavers look nice, but because each one is small they are subject to being laid with an uneven surface. The current downtown Ottawa is rather blah. Some might even call it bleh. Over the decades, it has become a motor-vehicle-oriented environment, with the fast movement of vehicles the main only priority. We all know about the walls of buses. And the priority given to automobile commuters over pedestrians. Trees: rare as hen’s teeth. It has become a downtown one goes to because you have to. When work is what you have to do, then holidays become a chance to do something else. Entirely different. Miracles do happen at City Hall. Not often. But one is unfolding right now. Pay attention. Instead of paving over more of our scarce parkland for vehicle parking, instead of just whining forever about the lack of City park space in our downtown neighborhoods … our parks dept has actually agreed to expand a park onto the road allowance. And removing some vehicle parking too! Yes, this miraculous green space expansion is happening right here in little ole’ Ottawa. Strip Mall loses its parking lot

I have never seen another North American city with as many strip malls — Mac’s Milk Plazas — as Ottawa. There are so many of them they become characteristic of the city. It’s harder to notice something by its absence, but keep your eyes sharp when visiting  other cities. Do you see as many strip malls? Sure, you see some, but not to the abundance we have here. Indeed, some Canadian cities severely restrict them or have no zoning provision for them at all. What would happen if Ottawa rezoned every strip mall as a five storey building? It’s easy when in one’s home city to fall into the trap of the local mindset. For example, our traffic engineers seem to get really excited, in a negative way, whenever the local natives lobby for features in the middle of the street. “Can’t be done” they chime, “it’s unsafe”. Or we won’t be able to plow the streets. Or some such excuse. Because they really are just excuses. Signs of the times

  The City ascribes geographic omniscience as a characteristic of cyclists. How else could one explain the total lack of street signs or directional signs along the City’s multi-user paths (usually called “bike paths”). In contrast, vehicular motorists are considered by the City to be geographical ignoramuses. How else could one explain the provision of street signs on every corner of every street, no matter how minor the street or how few places (if any) there are on the street? Sarcasm aside, there should be street signs along pedestrian and cycling paths. Crackin’ Up is Easy to Do

The City lays new sidewalks during road reconstructions. They are supposed to last many decades. I notice they do not. Every pedestrian walking the City knows that many sidewalk squares get cracked, heaved, or otherwise broken. Sometimes the squares are too big: when the portion of Somerset between Lyon and Percy was done years ago, the sidewalk squares were huge, and by the first spring half of them had cracked. They were replaced by the contractor, but don’t think that cost wasn’t borne by the taxpayer somewhere, somehow. I must confess that I found it easy to avoid the construction on Somerset through Chinatown during the fall. Primrose runs parallel, and is car-free for a block of it, to boot! But I did notice a safety cone marking some sort of sidewalk obstruction, right in the middle of the sidewalk near Rochester. I figured it was covering a little hole in the new walk, like a water shut off valve or something innocuous. Proposed condo, 175 Richmond Road

Claridge is proposing a six and nine story condo buildings at the corner of Richmond and Kirkwood, opposite the Real Canadian Superstore: The lot is currently occupied by a three storey industrial building, with strip-mall type retail on the Richmond side; with undefined street/parking lot on the east side where Kirkwood sort-of runs northwards from Richmond; and with loading docks and a very industrial frontage on the north side, Wilbur Street.  The current industrial building is zero lot line on the west, where it abuts the rear lot lines of homes. This is the next in a series of posts building on the Downtown Moves articles I did in late December at the www.SpacingOttawa.ca site. The Downtown Moves team did a sort of crowd sourcing exercise to identify the problems and some solutions for the downtown enviornment. City staff, consultants, and amateur planners/keeners like myself heard three prominent speakers on urban issues, then sitting around tables of six to ten people cranked out solutions to perceived problems. Late last year I wrote a two part post for www.SpacingOttawa.ca on the Downtown Moves project, a scheme aimed at improving the downtown pedestrian and cycling environment. This improvement is to make the LRT project work better by improving access to the stations; and to improve the downtown post-LRT implementation when the space currently occupied by bus movements will be much reduced. As part of the Uniform Developments condo proposal for Roosevelt Avenue, the City/Councillor negotiated some “community benefits”. This consists of $200,000 worth of traffic calming and streetscaping to be paid for by Uniform. Avenue of Lights

Work crews are rushing to finish up the Somerset Street reconstruction projects. The section west of Preston, to Bayswater, has its final coat of pavement, the sidewalks are down, and the work crews are putting up the light fixtures: In the above picture, the concrete base for the fixture has been erroneously installed too low. Instead of being 4″ above the finished sidewalk, in which case the concrete protects the base of the light fixture from being dinged by the sidewalk plows, a few of these were installed flush with the sidewalk. Controlling creepy car lots

One of my pet grievances is parking lots on the edge of the sidewalk. Too often motorists or the lot owner “creep” all the time onto the sidewalk. In the streetscaping treatment of West Wellington the City employed portable planter boxes, planted with currant bushes, to keep the cars back. They didn’t do this for every parking lot. But now, a few years on, I saw these planters being installed in front of yet another used car lot. Bravo! When the lot is redeveloped for urban purposes, the planters can be redeployed. NYC new standard bench

This is a new bench for New York City. Designed by Ignacio Ciocchini, it is of powder-coated steel. It is designed to dissipate heat and shed snow. I was surprised by the very small side arm rests. By dividing it up into individual  seats, it prevents both sleepers and cuddlers (unless two people can fit onto one 26″ seat). In contrast, recent benches selected in Ottawa are divided into a 2:1 ratio with a single off-centre armrest, so that people can choose to sit touching if they wish. City promotes tree growth

I’ll forgive you if the above pic is hard to figure out. Here’s what’s happening. Read on to find out why it is important. This tree is planted along Somerset Street. It was planted there sometime in the last 30 years. The curb, now removed, ran right close along the far side of the trunk. There was a four foot x four foot opening the concrete sidewalk, to let the tree breathe and obtain water. This opening was slightly constricted by being paved over in concrete cobbles, and packed down firmly. A rooting chance

  In urban environments trees have  a hard time surviving. Much of this is due to the abuse we inflict on them. Even when a tree well is provided, and a grate on top is installed to permit air flow and water flow while preventing the soil from being compacted. Most new tree grates in Ottawa look like the above picture. It does work, but in a limited way. The City long ago came up with a standard that the minimum opening for a tree to survive in was approx. 4’x4′. Naturally, this minimum opening became the maximum opening. What should go at street level? (part i- the good)

I complain a lot in these blog postings. The City did this wrong. The stupid developer did that wrong. Yadda yadda. I even get tired of myself complaining. But some things do work out alright. In the case of the 333 Preston development (Sako is the developer, major tenants include Adobe, Xerox, RBC, Heart and Crown) we have an example of a better quality development. The ground floor is chock full of narrow storefronts, each with a different colour signage and awning. The patio spaces are friendly and often well patronized. Murdered

This is a followup to yesterday’s post, called Trampled. That public sidewalk shrubs got trampled and mangled in renovations is sad, but then the renovation is a potential good. Less excusable is the downright murder and removal of mature trees. Have a look at this google photo: That mature tree growing by the sidewalk is a maple. It provided a pleasant bit of shade on the exposed sidewalks of the Somerset Street viaduct (overpass over the O-Train track).
